Radon Mitigation System Warranties: What to Expect

Answer

A typical radon mitigation warranty covers the system maintaining a result below the EPA action level for a defined period, commonly one to five years depending on the installer, and separately covers fan and mechanical components against defects for a similar or sometimes shorter term. It does not typically cover new radon entry points created by unrelated construction or excavation work done after installation.

The most useful question to ask before hiring anyone is not just the warranty length but what specifically it is measured against: a documented post-mitigation test result is the baseline a warranty claim would be compared to later, so a company that skips that test has effectively made the warranty unenforceable from day one.

PA DEP certification of the installer is a separate, related signal worth checking alongside the warranty terms; see our page on choosing a radon contractor for what that certification actually confirms.

Common questions

Is a post-mitigation test included, or is that separate?

A post-mitigation test confirming the result is below 4 pCi/L should be part of any legitimate installation, not an upsell. Without it, there is no documented proof the system is actually working, which matters for both peace of mind and any future home sale.

What voids a radon warranty most often?

Structural changes to the foundation after installation, such as adding a sunroom slab or finishing a previously open crawlspace, are the most common reasons a system's original coverage no longer applies without a re-evaluation.
